Separate Entrance Building
Planning and Design
- Determine the location (side of house, backyard, or through garage)
- Decide on above-grade or below-grade entrance
- Create architectural drawings and plans
Obtain Permits
- Submit drawings and application for a building permit
- Secure all necessary approvals from local authorities
Site Preparation
- Conduct initial survey and inspection of the area
- Mark utilities and ensure safety measures are in place
Excavation
- Dig the area for the new entrance
- Excavate to the required depth (typically not less 4 feet below grade for frost protection)
Foundation Work
- Pour concrete footings
- Install drainage systems (weeping tile and sump pump)
- Construct foundation walls using poured concrete or cinder blocks
Waterproofing
- Apply waterproofing membrane to new foundation walls
- Install insulation (minimum 30 PSI, typically 50mm thick)
Structural Modifications
- Cut opening in existing foundation wall for new door
- Install steel lintels for structural support
Stairway and Landing Construction
- Build concrete stairs and landing
- Ensure proper dimensions (e.g., 3×3 landing, wide enough for 34″ entry door)
Finishing Work
- Install door and frame
- Add railings and guards for safety
- Complete any necessary landscaping around the new entrance
Inspections
- Schedule and pass all required municipal inspections throughout the process
Final Touches
- Clean up the construction site
- Ensure proper grading for water drainage away from the entrance
